RentalCashFlowCalc is a free calculator that helps people estimate the monthly cash flow of a rental property. It is operated by Numerlyn LLC, 30 N Gould St Ste N, Sheridan, WY 82801, USA.
The site is written for beginners: first-time landlords, people thinking about renting out a home they already own, and people comparing a possible purchase. We try to use plain language and explain each input so you can see what it means and where your numbers should come from.
You enter monthly rent, your full mortgage payment (PITI), percentage allowances for management, maintenance and vacancy, and any other monthly costs. The calculator subtracts the costs from the rent and shows a monthly estimate with a line-by-line breakdown. The methodology page explains the formula and its limits.
It does not predict appreciation, calculate taxes, project future years, or compute return on the cash you invested. It also does not know your local market. Results are estimates based on what you type in, and they are only as good as those inputs.
We review the calculator logic and the explanations when we make changes, and we try to point to primary sources, such as IRS publications, for any tax-related statement. Figures tied to a tax year are labeled with that year. If you see something that looks wrong, please tell us.
The site may display advertising in the future, such as Google AdSense, once it is enabled. We currently have no affiliate partnerships; see our editorial disclosure. Advertising does not change how the calculator computes its results.
